The Village at Breckenridge is steps from Main Street and has several nice shops and restaurants nearby. Amenities include indoor/outdoor pool, hot tubs, heated underground parking, fitness center, 24-hour guest service, concierge and activities desk and shuttle service. It’s all about location.
Seven buildings make up The Village at Breckenridge resort. The Liftside building is home to 115 studios. There are two layouts for the studios with the most common having a bathroom where the area with two sinks is separate from the shower/tub area that has its own private door and where the water closet (potty) is also separate with its own door. The other studio layout has a bathroom with the shower/tub, potty, and sink all in one space. All of the studios are around 400 square feet and views vary by where they are located in the building. Studios do not have balconies, but do have a full kitchen and usually sleep four with two sleeping in either a queen or king sized bed and two more sleeping on a sofa sleeper.
There are three buildings that surround the central plaza courtyard area that is in front of the Maggie building. These are the Antero, Shavano, and Wetterhorn buildings, named after mountain peaks in Colorado. Each of these buildings has 6 condos per floor that range in size from one bedroom to three bedroom condos. Each condo does have a balcony with some condos overlooking the Blue River that runs below and others that have amazing ski views. The layout of each condo varies by building. Since the Village at Breckenridge was built in the late 70’s and early 80’s, it does have some of the larger condos in Breckenridge.
The Chateaux building is home to larger condos and even has two four-bedroom condos. Many owners like the Chateaux building due to usually having an extra half bathroom , having its own parking area in the underground garage, and having a separate entrance located off of Village Rd.
The Maggie building is where skiers and snowboarders congregate to get a bite to eat, use restrooms, buy last minute lift tickets, have access to lockers, and to just enjoy watching skiers on the mountain. The Maggie is owned by Vail Resorts and is not part of the Homeowner’s Association.
The Village Hotel is also owned by Vail Resorts and guests book through Breckenridge Hospitality, not a local property manager. It is also not part of the Homeowner’s Association.

All studios at the resort are around 400 square feet. One bedroom condos range in size from about 850 to 940 square feet. Some one bedroom condos even have two bathrooms.
Two bedroom condos also range in size depending on the building they are in. Those in the Antero, Shavano, or Wetterhorn buildings are smaller than those in Chateaux and are 940-1115 square feet. Those in the Chateaux building have an additional half bath and are around 1250 square feet. Three bedroom condos are around 1400 square feet with those in Chateaux having an extra half bath and more square footage, around 1660 square feet.

Village at Breckenridge Resort Location
The Village at Breckenridge is touted as one of the #1 resorts in terms of location, and for good reason. It is the only resort that is just a half block from Main Street Breckenridge where the heart of the town beats. With multiple restaurants and shops, Main Street Breckenridge is one of the reasons Breckenridge is a tourist international destination.
The Village at Breckenridge is also a ski-in / ski-out resort. Located at the base of Peak 9 and the Quicksilver chairlift, the resort spoils the skier and snowboarder in us all. Walk outside your building, then enjoy easy access to the lift by either walking through the Maggie building (where you can also purchase those last minute lift tickets), or walking around the Maggie building and going directly to the Quicksilver superchair.
Village at Breckenridge Resort Information
The Homeowner’s Association manages many aspects of the resort including the common area hallways, lights, underground garage, pool, hot tubs, common area snow removal, trash, and more. The board of directors is comprised of seven people. Five are homeowner’s that are elected from the general membership at their annual general homeowner’s meeting, held in January of each year. Two are commercial owners. Board members usually serve for three year terms.
The HOA does have an onsite office and can assist owners with any questions they may have about ownership at the resort. Their main number is 970-547-2513.
The HOA dues are collected by each homeowner monthly and include cable TV, common area maintenance, common taxes, firewood, gas, internet / Wi-Fi, phone, security, snow removal, trash pickup, water and sewer. Homeowners pay for electric separately.

The resort has elevators located in all buildings, except the Maggie building which has one floor. The Liftside building has two elevators and a service elevator. All buildings have at least one stairwell in case of emergency.
There are three ski schools in Breckenridge. The Village at Breckenridge resort is home to one of them. The children’s ski school is located on the south side of the Antero building. Anyone can access without even stepping foot outside by using the heated underground garage to walk to the yellow section in the garage, through the double doors, then over to the ski school drop off area.
The beginner area for little skiers is right behind the Maggie and Liftside buildings. It is in this area that you can pick your children up at the end of the day. Talk about convenient! The Quicksilver Peak 9 chairlift is adjacent to the ski pick up area.
The Village at Breckenridge has a dedicated underground parking garage that has three areas. For the Village Hotel, only guests staying in the hotel have access to this garage. For guests staying in the Chateaux building, there is an area dedicated for these guests that is colored purple and it does join the other main garage. The main garage has four colored sections: green is located nearest the Liftside studio units, yellow is located nearest the elevator to access the Antero building condos, blue is located nearest the elevator to access the Shavano building condos, and orange is located nearest the elevator to access the Wetterhorn building condos.
You have to have a parking permit to enter the garage areas. Parking permits are distributed by property management companies and there is a cost per night for guests staying at the resort. Owners have the privilege of free parking, but it is based on availability, there are not dedicated parking spaces for units. There are approximately one half the number of parking spaces as there are condos at the resort. Each property manager is allocated a certain number of parking permits they may have active at any time.
Village at Breckenridge Resort Amenities
The Village at Breckenridge has many onsite amenities that owners and guests may enjoy. All of the amenities are located in the Liftside building which is easily accessed via the heated underground garage. This makes access easy by not having to go outside.
There is a heated indoor/outdoor pool that adults and kids alike enjoy. There are chairs and tables near the pool and the adjacent four hot tubs that are all outside. There is an outside heater near the hot tubs. Lockers for men and women are near the pool and hot tub area with showers and restrooms. Towels are available for your use and located nearby.
A sauna and steam room are located between the two locker areas. Adjacent to the pool is an exercise area. It has treadmills, bikes, elliptical trainers, and some machines for weight lifting. Fans and a TV are also in this area.
Ski Lockers / Owner Closets
The Village at Breckenridge is one resort that does not have ski lockers in a designated area. That said, some would say that’s a great thing. As such, the resort allows guests to bring their skis and snowboards directly to the unit they are staying in. Most units have tile in the entry along with ski racks to hang your skis. Boots and other gear can drip dry while staying in the entry as well. When you’re ready to hit the slopes, just gear up, head down the elevator, and out the door. In moments, you’re on the mountain.
Most homeowners have areas within condos that have dedicated closets with locks needing a key. Owners can keep their ski and snowboard gear in these lockers. Others keep extra paint, tile, or other supplies. For studio owners, there are dedicated owner closets located on each floor of the Liftside building. Some are in the hallway and need a key to the main hallway door, then another key to the individual locker. Some are in the laundry area with a key needed to access the main door and another for the individual locker.
Washers and Dryers
All condo buildings and the Liftside building have washers and dryers on each floor. They are coin operated and make it very easy for guests to use. The Chateaux building has a washer and dryer on two of the floors.
Village at Breckenridge Resort Rentals & Property Management
Since The Village at Breckenridge resort is so well known and has such a unique location, guests return again and again. Given the ski-in ski-out location and access to Main St., the resort does do well in terms of rentals. The summer isn’t as popular as the winter, but still gets its fair share of guests. Property managers that have multiple units at the resorts do well to achieve a lot of back to back rentals. Homeowners that choose to manage their condo themselves may have more open nights on their calendar, but still seem to fair very well in terms of overall rentals. The Village at Breckenridge continues to pull some of the highest gross rental numbers in comparison to the acquired cost to purchase a unit.
Breckenridge Hospitality (also known as Vail Resorts) manages about half the units at the resort. They manage the front desk and hand out keys and parking permits from there. There are many other property managers that also manage units at the resort. For a list of managers, see the HOA’s website at www.vabhoa.com. Many homeowners choose to manage their own unit for rentals. It is encouraged to speak with the HOA to ask about the details involved in doing so.
The front desk at the resort is in a space that is owned by Vail Resorts. Breckenridge Hospitality manages the front desk and owners can choose to use their property management services, of those of another property manager. If owners use another company, guests do have to pick up keys at an offsite location. About half of the owners at the resort choose to use Breckenridge Hospitality. These numbers are always in flux since units are being bought and sold all the time.
