NORTH BRECKENRIDGE HOMES
The north side of Breckenridge starts with the Highlands at Breckenridge, where the homes are located around the famous Jack Nicklaus Breckenridge golf course. The Highlands at Breckenridge is a large area that has the number of smaller subdivisions within it. The homes in this area typically sit on half an acre larger lots.
If you are looking for a property with larger lots (that is not very common in Breckenridge) you can search for properties in Summit Estates. That subdivision has 81 residential lots with parcel sizes around 1 acre. Most of the lots border with national forest or open space. This neighborhood is located off Tiger Road beyond the Breckenridge Golf Course. Most of the properties in both The Highlands at Breckenridge and Summit Estates offer some of the best luxury real estate in Breckenridge.
Once you get closer to town you will arrive in the industrial area of Breckenridge. Airport Road is the main road in this area where you will find many businesses and employee housing. On the west of Airport Road are home located on Peak 7. American Way is the main road that eventually meets the main ski base area. Peak 7 is located high on the mountain with steep and unpaved roads requiring 4-wheel drive in the winter.
Moving south from here you will arrive at the Peak 8 area of Breckenridge. Many of the properties in this area are ski-in ski-out single-family homes. These high-end luxury homes offer some of best real estate available in Breckenridge.
East of Breckenridge is the Baldy Mountain area. Private homes located on Baldy Mountain tend to get more privacy and see less traffic since it is further away from the ski area and downtown Breckenridge. Typically it takes about 15 minutes driving time to get to the homes in Baldy Mountain. The mountain views are spectacular because you are looking directly at the entire Ten Mile Range. If you like privacy and dream of the best views, you want to start your search for homes here.
In Downtown Breckenridge, you can find older Victorian homes in what is known as the Historic District. Single-family homes are located on French, Ridge, Harris and High Street. Further west of Main Street Breckenridge are Gold Flake Terrace and Pine St, both areas are home to some grand and luxury private homes that are nestled in between pine trees. They are so close to town, but offer that mountain feel.
TIP: Real Estate that is located within town limits is subject to a 1% transfer tax that is collected at the closing.
This area is located south of Breckenridge near the far end of Main St. It is nestled behind Peak 9 and the lower area that contains many smaller subdivisions have quick access to the Quicksilver Chairlift on Peak 9. It’s just a quick 5 minute walk to the lift; however, the free in town shuttle is readily available with multiple stops for your convenience. This lower part of Warriors’ Mark has great skiing and downtown access.
Upper Warrior’s Mark – Peak 10
Further up from the lower are of Warrior’s Mark are some incredible homes on Peak 10. Many of these homes do have ski-in ski-out access for the advanced skier. Some access if through the Burro Trail you may need to hike to. With incredible views of Breckenridge, homes here may be just what you’re looking for.
Blue River is an area south of Breckenridge and is roughly an 8 mile stretch between Breckenridge and Hoosier Pass. There are many homes tucked away between trees on both sides of the highway. Many of these homes are located at 10,000 feet or above, so you can expect plenty of snow accumulation and lots of privacy.
